The right fix starts with the right diagnosis

Install a vapor barrier that actually stops ground moisture

A thin sheet of plastic tossed over dirt does little on its own. A correctly installed vapor barrier uses reinforced liner rated for crawl space conditions, taped and sealed at every seam and pier, and fastened to the foundation wall so ground moisture has no path upward.

Common problems we solve

  • Thin, torn, or unsealed plastic sheeting already in the crawl space
  • Gaps around piers, ductwork, or plumbing penetrations
  • Vapor barrier not sealed or fastened to the foundation wall
  • Visible ground moisture or condensation despite existing plastic

Benefits of a properly designed solution

Reinforced, durable material

12-20 mil liner resists tears from foot traffic, pests, and settling piers far longer than hardware-store plastic.

Sealed, not just covered

Every seam, pier, and penetration is taped and sealed so moisture cannot find a gap.

Reduces musty odor

Cutting off ground moisture at the source is the single biggest lever against crawl space odor.

Foundation for further upgrades

A sealed vapor barrier is the base layer for full encapsulation or a dehumidifier if you add either later.

Our four-step process

  1. Inspect: Document moisture, drainage, structure, and site conditions.
  2. Explain: Review findings with photos and straightforward priorities.
  3. Install: Complete the agreed scope with careful home protection.
  4. Verify: Test components, clean the work area, and complete a walkthrough.
Common questions

Vapor Barrier Installation FAQs

Is a vapor barrier the same as full encapsulation?+

A vapor barrier covers and seals the ground. Full encapsulation adds sealed vents and often a dehumidifier on top of the vapor barrier. A vapor barrier alone is a meaningful upgrade even without the rest.

What thickness of liner do you install?+

We typically install 12-20 mil reinforced liner depending on foot traffic and site conditions, well above the thin plastic sold for DIY use.

Will a vapor barrier stop standing water?+

No. A vapor barrier manages ground moisture and humidity, not bulk water intrusion. If your crawl space takes on standing water after storms, that needs drainage and a sump pump alongside the vapor barrier.
